OVERVIEW
Island Private Villa 10 is a platform of 3,100m² situated in the lagoon of Roches Noires, on the North East coast of Mauritius, at approximately 100m from the coastline.
Access is via a rock and wood bridged causeway. Positioned on a sand bed and surrounded by filaos trees, this vast villa of almost 300m² faces North-West, with its back to prevailing breezes.
L’Ilot offers a unique location, surrounded by the lagoon and facing the islands North of Mauritius, “Île Ronde”, “Île aux Serpents”, with a breathtaking view of the turquoise lagoon, seen from any room in the house.
The villa sleeps 6 adults and 2 children (a 3rd child is possible, depending on the age), in 4 bedrooms.
INDOORS
The building and its interiors are of a refined contemporary style in harmony with the beauty of this unique site: natural building materials, stone, white or weathered wood, raw concrete, natural fabrics, linen, comfortable and adaptable furniture.
The life is organised around the large open veranda (70 m2) with a view of the lagoon to the North, East and West.
The souble living room is 37m², equipped with a flat screen TV with satellite channels. The kitchen is fully equipped and has granite worktop
OUTDOORS
Outside there is a dining table set up under the trees, and a deck of 35m² overlooking the turquoise sea which allows you to rest there for a sundowner or have your lunch or dinner with a stunning view. A large Weber grill provides quality cooking and a water fountain features permanently fresh water.
An outdoor shower allows you to cool off after swimming and a standby generator that starts automatically ensures a continuous supply of electricity.

Room, At apartment level. This bedroom has 3 single bed. Bathroom shared, with bathtub. WC in the bathroom. This bedroom includes also air conditioning.
Room 4 – 13m2 :
Room, At apartment level. This bedroom has 2 twin beds. Bathroom shared, with bathtub. WC in the bathroom. This bedroom includes also air conditioning.

- Guarantee deposit charged by Villanovo upon reservation : 60 %
- 2nd payment 65 Days to arrival day : 60 % of total amount of reservation is due to MaraVillas
- The reservation price does not include optional incidentals or on-request items which will be added to your final bill.
CANCELLATION POLICY
- Any booking modification or cancellation must be sent to us by email
- Cancellation policy is applied according to villa local time
- For all cancellations, the initial guarantee deposit is non-refundable.
- Cancellation occurs less than 45 Days to arrival day : 100 % of total amount of reservation is due to MaraVillas
- No show 100 % of total amount of reservation is due to MaraVillas
THE AREA
The lagoon of Roches Noires with its various islets houses a large underwater activity. Not far from the beautiful East Coast golf courses, the village of Roches Noires is only 15 kilometres from Grand Baie, the “North Riviera”, widely known for its luxury boutiques, restaurants, clubs and its marina.
The famous Garden of Pamplemousses is less than half an hour’s drive from your residence and you can even reach the capital, Port Louis, in less than an hour. Enjoy the gentle climatic conditions of the North of the island, where the cool breezes of the summer, the picturesque environment and the sweetness of the locals recall the idyllic description of Mark Twain about Mauritius: “God created Mauritius and used it as a model for paradise!”.
